High-density multifamily housing in Southern California and large-scale logistics infrastructure in the Chicago corridor advanced in new filings this week, as developers proposed a 16-story residential tower on West Hollywood's Sunset Strip and closed on a 74-acre industrial parcel in Joliet, Illinois.

8228 Associates Files Plans for 16-Story, 115-Home Tower at 8240 Sunset Boulevard

In West Hollywood, developer 8228 Associates—whose principals include Demitri Samaha and A.J. Khair—filed plans for a 16-story residential building at 8240 Sunset Boulevard near Harper Avenue featuring 115 homes, including 18 affordable housing units, across roughly 158,000 square feet of new construction with 2,282 square feet of ground-floor commercial space and two—2—levels of subterranean parking, according to Hoodline.

According to an August 2025 City of West Hollywood update on the Harper project at 8228–8240 Sunset Boulevard, the proposal underwent a redesign to accommodate a seismic setback, replacing earlier concepts that had envisioned either a 167-room hotel with 45 apartments (9 low-income and 36 market-rate units in 7- and 9-story buildings designed by AXIS/GFA with 7,000 square feet of commercial space) or 172 boutique hotel rooms with 46 residential units and 174 parking spaces. Elsewhere in West Hollywood—where the 31-story Sierra Towers is currently the tallest building—the City Council approved an 11-story project at 8850 Sunset Boulevard in a 3-2 vote (a 90-room hotel, 78 homes, 16 affordable units, and 28,000 square feet of dining space), a 24-story tower at 9034 Sunset Boulevard is pitched for 198 units (35 affordable) across 378,000 square feet next to a 13-story complex completed in 2019, and the Planning Commission approved a 34-story, 514-unit tower (128 affordable) with a 17-story building at 1000 N. La Brea Avenue.

Logistics Property Company Plans 1,279,700-Square-Foot Warehouse in Joliet

Southwest of Chicago, Logistics Property Company closed on a 74-acre agricultural parcel at 23960 South Houbolt Road in Joliet, Illinois, to develop a 1,279,700-square-foot—nearly 1.3 million-square-foot—warehouse scheduled to begin construction in spring 2027 and deliver in spring 2028, Hoodline reported.

Contract purchaser LPC Acquisition Company, LLC acquired the unincorporated Will County site from the Stepan Company after seeking annexation into Joliet in September before 2 p.m. and 4 p.m. board meetings, expanding Logistics Property Company's 6.7 million-square-foot Midwest portfolio. The building will feature 229 dock doors, four—4—drive-in doors, 460 auto parking spaces, and 334 trailer parking spaces. According to JLL data, Chicago industrial vacancy stood at 4.5% in the second quarter with 10.6 million square feet leased, 2.0 million square feet of speculative starts (the highest since Q3 2024), and more than 14 million square feet in the pipeline, alongside Joliet leases of 1.2 million square feet by KeHe Distributors at Cherry Hill Business Park and 906,500 square feet by Hyundai Translead at Clarius Park Joliet.
